Participating Lease Partnership
The landlord shares the upsides generated by Johnson Corner while still maintaining control over its asset. The landlord injects most of the capital into renovations; receiving a base rent, part of the revenue generated by Johnson Corner over the return benchmark threshold (net operating income), and a premium fee for capital investment.
The landlord invests the majority of the capital into renovations and retains the majority of marginal profits over a benchmark (market rent of office space). Johnson Corner is paid in two ways; a management fee which is a % of the gross revenue, and a small share of the marginal profits. With such a partnership, we aim to help landlords make 30% more than the market rent.
